BLACKSBURG β€” Former Virginia Tech coach Frank Beamer and his wife Cheryl have put their $2.2 million dollar home at 1700 Mountainside Dr. in Blacksburg on the market.

Beamer confirmed the listing through a spokesperson with Virginia Tech's athletic department. According to Beamer, the family is just looking to downsize and has no plans to leave the Blacksburg area.

That home is impressive, glad to see Beamer will still have a home in Blacksburg area.

I guess that's why it's "only" listed for $2.2 million, instead of the ~$4 million that it would be if it were in Great Falls.

Actually, it looks like it's a little overpriced (Zillow has it at $1.5 million), but if I were richer than god I'd pay 2.2 mil for it because it's Frank Freaking Beamer's house.

I thought so as well when I read this and then I looked at the comps - $4M is about right in the middle of the pack for what is on the market right now. There are several relatively low-priced homes on the market now only asking for ~$1.5M with similar sqft, beds, and lot size.

Every time someone comes in to refi their mortgage or to get a home equity line, we have to ask for an estimate of what they think their property is worth and it's always "Well, Zillow says X" OR "The neighbor's house just sold for X so I think mine would be similar" *record scratch* Just because they are your neighbor, doesn't mean it would be a comparable home for appraisal purposes πŸ€¦β€β™€οΈ Then they are inevitably shocked when the appraisal comes back much different. In the last 18 months, they typically come back much higher because of the local market, but before that it was always shock and dismay πŸ˜’

Appraisers are garbage and banks should be willing to give a loan for what someone is willing and can pay for. The first property my wife and I sold she offered over asking the appraiser was an hour late spent 10 minutes inside and didn't even realize we had a basement. He said the value was 25k less than asking.

We got an appraiser who comped our place with three other local properties. They were all garbage, the estimate was 40% less than we got for our place and we ended up selling it without benefit of real estate agents. There was no comparison between the properties other than being rural with several acres, and the agent was a local and should have known better. They may be right, and useful in some cases, but not always.

What? Absolutely not. It is just like when you purchase a car and get a loan. That vehicle is now collateral and I don't know about you, but I'm certainly not going to overpay for a vehicle, or house, just because it has some features that I really like. Purchasing a home is the same thing, it's collateral for the loan and if that loan goes bad, then the lender just got screwed.

You had a bad experience with an appraiser, and that sucks and I'm sorry for it. You should have asked the buyer if they could get a second appraisal, because that's a pretty substantial difference. That happened to one of my friends, as the buyer, and the second appraisal came back and underwriter said appraiser one must have been smoking crack that day because it was clearly undervalued.

First of all, I want to make it known that I am not defending banks. I've worked for a bank and I hated it. They were the reason for the recession in 2008 and there is a very good chance they cause another one. I work for a credit union that is the second largest credit union in the country, and the second largest mortgage loan originator in the state, and the majority of the loans that I approve are marginal loans, simply due to the socioeconomic status of the area that I work in. Every time I write a new loan, whether it is for a car, credit card, or mortgage, I have to look at it as lending out my own money because that's exactly what I'm doing.

My institution doesn't sell our loans. We service them all in house. It's a pain in my ass most of the time, but there are no shenanigans with not knowing who your mortgage loan servicer is. So when someone's appraisal comes back below the contract price, and that has happened to me exactly twice and I've done close to 100 mortgages/HELOCs in the 3 years I've been a loan officer, the member is always grateful and uses that as a negotiating tactic. We have pretty decent appraisers that we use across the state. They really do try their best to get the value as close to the contract price as they can, and if they can't they let us know why. If they don't have a good reason, we will allow the borrower to pay for a second appraisal to see if the first guy missed something.

That's not to say we don't have some bad appraisers. I had one report come back subject-to instead of as-is because the kitchen didn't have any appliances. It was a flip and the buyers wanted to pick out their own appliances, so the seller gave them a credit towards closing costs for that. This appraiser came back and said that by not having a range, it wasn't in a sellable condition or some bullshit. I recognized this as bullshit and spoke to the SVP over underwriting and provided copies of the receipts for the appliances that were scheduled to be installed after closing, and she made the exception for their closing because the appraiser was crap. Then I spoke to the internal department that orders our appraisals for us and happened to get a former underwriter that was familiar with this persons work. They are no longer on the list of acceptable appraisers for my credit union.

TL;DR: I respectfully disagree.

As a home inspector, it's amazing how many times people ask me how much their house is worth...

The way doctors get paid (general rule of thumb is the smaller the city, bigger the salary), I wouldn't be shocked if a husband/wife doctor couple (without debt) could afford it.

Just for a point of reference, an ER doctor working 2000 hours/year (which is a lot because of the nature of the work) makes ~275k in DC, ~400k in Richmond & ~650k in Blacksburg (ER doctors have an above average salary compared to all doctors but make less than ortho, neurosurgery etc.)...if you're the type of person who enjoys living in the middle of nowhere, being a doctor is a pretty awesome deal.

I want everything about that house...but I'd gladly settle for the golf simulator.

I think this is a wonderful idea. Make it a whole weekend retreat... We get to the house Friday, eat, hang out. Go to Lot 18 Saturday--tailgate and watch the game. Go back to the house after the game and continue the party. Sleep off the party. Big breakfast/brunch on Sunday. Then back to our own houses.

That's just off the top of my head. It would be glorious.

I grew up 50 yards from that house and I can tell you why my parents relocated into town a couple of years ago. Too much house for only two people and especially because it's very inconvenient when winter weather rolls in.

I think what impressed me the most is that as I'm looking at the pictures, there is barely a whiff of Virginia Tech anything until you get up the the loft area, and that looks like the designated landing area of all things Hokie. And even that area isn't done in such a way that it couldn't easily be more neutral if the next owner isn't a fan for whatever reason. Except for the VT in the tile. That is a nice touch. Very classy. I'm going to have to check with my parents and see if they aren't looking for a retirement home...

Looks awesome, but i'm still fresh from my last home purchasing experience and all I can see is 1) no legitimate place to play catch with my boys in the back yard, and 2) its going to be one hell of an expensive roof replacement bill once that thing reaches EOL.

I'm going to say that the washer and dryer look perfectly functional AND I'm not sure about Blacksburg, but around here, folks typically keep take their washer and dryer and their fridge with them when they leave, unless it's specifically stated in the contract. When I bought my current house, the sellers wanted me to take their hideous black stainless monstrosity that didn't match anything else in the kitchen, but I wasn't having it. Later, my agent told me that apparently the wife wasn't happy about it because the doors got dinged up by their movers.

I'm not impressed, first the photographers isn't great, some odd those shots dont show much. The kitchen is horrible. I hate those cabinets, they are the ones you buy when you're so rich you only buy ugly. The barnyard sink in the kitchen isn't divided so it's harder to wash dishes by hand. The pool is so so. Nice to have a pool but doesnt look useful. The one bathroom has a shower curtain, in a million dollar home, wtf. The sinks with the bowls above the counter suck to use and are worse to clean. The are really bad in a master where you are getting ready and want counter space, which there appears to be. I believe that's tile in the basement, which makes the basement colder, unless they paid a fortune for heated floors in a basement that large. Also, it doesn't look like smooth tile (based on other houses ive seen), which suck to put furniture on.
