Moving to Whoville...Advice/Tips/Shady Areas to Avoid?

Wrapping up my construction project here in Norfolk and headed to Whoville for the next 2-3 years for a project near the airport. Wife is from Bedford so we'll be closer to her folks which is nice (non-sarcastically saying that) and we'll stay about equidistant from mine.

Understandably there's a whole lot of contaminated area in Charlottesville that's best to avoid except for a single Friday/Saturday at the end of November, but can anyone recommend places to live, places to avoid, and any other thoughts/recommendations for the area?

Have fun dealing with the 5000 lights on 29 in that god forsaken hell hole. I hate that town (for more than the obvious reasons) because of that road. Who in the hell thought it was a good idea to have a 8 to 10 lane road with stop lights every 100 yards?

They wanted to make up for the total lack of planning in town by over planning that stretch of road. That whole town is a navigation nightmare.

They needed to approve the Charlottesville bypass that was proposed. Of course all of the businesses there lobbied to shoot that down. Assholes...

The killing of the long-planned, never-realized bypass had little to do with LOLUVA, or their semi-trained engineers. It was a function of the feckless Albemarle County Government. They try to study things to death, and succeeded in this case.

Seemed to me a bit of a road to nowhere that didnt go far enough north to really do much. Especially by the time they actually got around to making a decision. Anything now needs to go past Ruckersville, probably on the east side of town.

The problem was that all the traffic is trying to get into C-Ville, not around it, so the bypass didn't solve the problems people thought it would.

It's a fantastic place to live. Hokie grads probably outnumber UVA grads in Cville. Especially if you are in the construction biz, then you will see and meet Hokies daily.

The restaurant scene is excellent. Golf is good. Housing is expensive, not sure what you are looking for but lots of options. If you are into going out, trying to find a place near the Downtown Mall is worth the traffic. You can get anywhere in Cville in 20 mins, 25 tops. Even when the traffic is bad, it's not that bad.

If you are in the kids/education mode of life, I'd recommend the Western Albemarle district (Crozet) or the Monticello district. A lot of people in Cville send their kids to private schools, but those two HS's are some of the best in the state.

It's just the wife and I, no kids, so school districts aren't an issue. We'll be looking for a single family home or a townhouse, no more apartment living for us.

Check out Belvedere, halfway between downtown and 29 where you will be working.

I'm sure they have some townhouse product that would be a good start for you guys.

Thanks for the heads up! We're used to renting due to our relatively short stints in areas, but the rental market in CHO looks pretty bleak.

If you're looking for residential areas for homesteading, there are a ton of available apartments just north of town not too far from the airport. If you're looking more for a house, the market is such that rentals are tough to come by, and if you're looking to buy, be prepared for a bidding war. Keep in mind, the farther west you go in Albemarle, the housing prices increase exponentially, so Old Trail out in Crozet may be expensive. The 29 north corridor, once you get north of the Rivanna River is not so bad. And you'd be very close to work. Subdivisions to look into: Forest Lakes, Hollymead.

Avoid getting anywhere near downtown, due to congestion, noise, and hoo cooties. The southern part of Greene county would be close for you with work, too. And the development in that area has come a long way in the past 10 years. Ask me what you want to know, I'll tell you what I know.

Thanks for the heads up. No interest in buying, it'll be a rental. Looking at Zillow there seem to be some good options so we'll keep our eyes open. Luckily, we're close in case I need to make a quick trip to lock up a rental.

Good luck with your search. There are some nice areas if you get away from rt 29 north of the river. Especially west, where the views can be phenomenal.

I came here to suggest this. Earlysville may also be a decent option. I grew up there (not far from the airport) but I haven't actually lived in the area in about 15 years so any advice I would have is dated. You might be able to find something to rent in Earlysville (west and slightly north of the airport) that would be reasonably affordable and also close to work

We'll keep an eye on it. I don't want to get too far out in the country because even though it might be close for me, my wife will most likely end up having to work in Cville and deal with the longer commute.

Good luck if you are looking to buy. Real estate prices around Charlottesville were already high a couple years ago so no telling now. Greene County north of the Airport is already essentially a suburb of Charlottesville too.

No interest in buying. We're in places for such a short period of time (usually <3 years) that buying/selling each time we move isn't appealing.

There's a large expanse of land with some academic buildings on it. I forget what it is called but the locals refer to it as The Grounds. I think it was created by Thomas Jefferson. AVOID IT AT ALL COSTS.

I've heard tales that the number of popped collars is a direct correlation to your proximity to "that place".

Why not avoid it altogether? Had mulitple generations of family that were from Scottsville about 19 miles South. It's an easy commute and a nice town, though to Airport can be 40 to 50 mins with rush hour traffic. if you enjoy fishing and/or tubing it's a great little town to be in. But quiet AF. No night life at all.

I am not the biggest fan of CVille, but spent an extended time there during my dad's two hospital stays.

1. There is a comic book shop on 29 just north of the "beltway" that has the most impressive selection of vintage back issues I have found in Virginia.

2. I like Roots Kitchen and Little Johns on the corner for food, but I am not sure if Little John's survived the pandemic.

3. There is a Krispy Kreme and Jersey Mike's in a shopping center southeast of the UVA Medical Center. That was a go to.

4. The rest? Shit. All shit.

Little Johns closed due to covid, and the owner was trying to save the place via a go fund me, don't know if he was successful. The one time I ate there, I wasn't that impressed.

Agreed on 5th Street Station. In addition to the KK & Jersey Mikes, I enjoy Fuzzy's Tacos (right beside KK), and Basil on the far side of the complex was excellent, but they didn't make it through covid.

There are some good restaurants near the corner, but I try to stay away from there as much as possible. Burtons Grill at Stonefield is very good, and Duck Donuts is in the same complex. Mission BBQ is in Stonefield too. So there are some good spots spread around.

Sugar Shack doughnuts was over by the hospital but they closed up too. Used to hit that place everyday for coffee and doughnuts while my son was in UVA for treatments.

I didn't want to start a new thread but if anyone has any good places to rent in Columbus Ohio or neighboring areas I am starting an internship for 3 months and it has been a struggle to find places that do short-term leases that isn't crazy expensive.
Or if you have any other advice about Columbus that would be appreciated!

Maybe looking into anOSU-based forums/social media pages and seeking out a sublet would be useful

I've been here for 10 years and happy to help in anyway. I prefer the southern part of town as it's more convenient to the hospital and less developed. For apartments, lots of relatively good value complexes along Rio Rd that would be easy to get downtown and up 29. I haven't looked at what's available for rent recently. Rte 29 sucks right at 5 but it is what it is.

All VT homerism and jokes aside, we have loved living in Charlottesville. It's a great place to live. And you definitely will run into more Hokies than you think.

That said, the more we've looked into rentals the more we realize that it's probably a lost cause. No new ones have come on the market in the last week that we've looked while there have been plenty of "for sales" that have popped up. It's looking like it's time to put on the grownup pants and look into buying.

We've looked on Zillow at a couple of houses in Ruckersville. Little bit cheaper but also quite a few people who are out of their damn minds.

You're more likely to find realtors who are out of their mind advising people who are looking to sell that the market will bear increased pricing. "Oh, I know the assessment is only $75000, but I think we can ask $250000. I think we can get that." This happens far more in this area than people realize. And there are so many realtors in this area, you can't swing a dead cat without hitting one, so they present as rosy a picture as they can.

Makes perfect sense, especially in this market. Houses that have no business being sold are going on the market because the owners figure they can unload them vs. having to fix them. Seeing this in the aviation market with hangar queens that have flown 10-20 hours a year and are being listed for stupid amounts.

Hopefully our relocation assistance company hooks us up with a decent realtor from the area.

Biggest advice I can give: When you find a place you like, get an inspection done by a totally independent inspector. Do not use one recommended by your realtor. Do your research on inspectors. Getting a good one can save you thousands of dollars, not to mention untold aggravation. If the seller doesn't want to let you do one, or throws up roadblocks, walk away. It's harder to do that in this type of market, but if they stonewall, there's usually a reason.

There are two ways you can write an inspection into a contract, one is that the owners would have to fix or credit your for issues, the other is that you get the ability to walk away if they find something you don't like. But your offer might not be accepted if another offer waves the inspection.

If someone else is willing to make that gamble, by all means they can take the house. I'm not gonna go out on a financial limb for a house I have no long term vested interest in.

oh yeah, I would never buy a house with out an inspection, but I have bought with only having the inspection allow to backout of the deal if major things are found.

The times I have been up there really kinda broke my heart. Was hoping it was a shithole. Lovely town with a beautiful campus and beautiful surrounding area. Little John and Davenport are as nice of college sporting venues you'll find, despite their incredibly odd designs (to my eye).

Cville native here. Get a place near Bodos, preferably the one on Preston. Your scale may regret it, but you won't.

All joking aside, the area has a lot to offer. I grew up in the western part of the county (closer to Crozet), but lived about a mile east of the downtown mall for a couple of years in my 20s. The county has beautiful countryside and recreation opportunities. The downtown scene really has a disproportionately high number of really good eating, drinking, and entertainment options. As others have said though, nothing in the area is getting cheaper. It'll cost a pretty penny to buy, but you're not gonna lose money on the property.

Oh, and there are a ton of Hokies all over area too.
